    Exterior Signs You Need a New Roof

    It’s common not to think about your roof until there is a problem with it. But a roof that isn’t doing its job can ruin your home and safety. Even a small roof leak can trickle down to the foundation and create structural problems. The good news is that there are often visual warning signs of deterioration. Here are some common exterior signs that indicate it is time for a new roof:

    • Ceiling spots caused by leaks in roof
    • Damaged flashing caused by improper installation on a new roof
    • Drying and cracking on an old roof dented by improper nailing
    • Missing shingles caused by improper fastening
    • Curling caused by water absorption (in wood or fiber-reinforced shake)
    • Algae growth caused by moisture in the shingle (occurs when ventilation is inadequate)
    • Blistering caused by moisture in the shingle (occurs when ventilation is inadequate)
    • Missing granules: normally a certain number of granules will be loose, especially after application; on aging shingles, this indicates the need for replacement

    Typically roofs last 15-20 years in Ohio, depending on the products and materials used.  If you nearing this timeframe, keep a lookout for these telltale signs or schedule a free consultation.
